Infrastructure development in western suburbs

Infrastructure development refers to the construction, maintenance, and improvement of the quality of the components and characteristics of infrastructure, such as physical structures, roads, power, ICT, water, sanitation, and all other facilities that are necessary for a community to function. Various elements can have an impact and affect the rate and type of infrastructure development in Mumbai.

Mumbai always had exemplary infrastructure. But the city of dreams has now turned into a megacity due to the massive growth in the services, financial, and technology sectors. Mumbai today has a burgeoning population of over 20 million people. Naturally, the previously exemplary infrastructure is now overburdened and is proving inadequate to meet the current transportation demands. With each passing decade, the city is spreading, but the finds itself boxed in its geographical limitations, with the sea setting a permanent boundary, limiting access roads that become clogged during peak hours.

This makes the current boom in infrastructure all the more important for the city's growing demands. The construction of new roads, flyovers, expressways, tunnels, coastal roads, and a network of new metro lines running across the length and breadth of the city are more critical to its ongoing development and will go a long way in addressing the citizens commuting woes by shortening commute time and at the same time providing world-class infrastructure facilities. This will significantly impact the value of the real estate in the city. This may further enhance the valuations of the city's commercial hubs, suburbs, and micro-markets, triggering even more expansion and development of the city.

In recent years the western suburbs of Mumbai, have undergone tremendous infrastructure development with the construction of new roads, flyovers, bridges, and metro lines. Some upcoming and under-construction projects in the western suburbs of Mumbai are:

MUMBAI METRO:

The Mumbai metro is designed to provide a seamless, safer, comfortable, and faster mode of public transport which will reduce the traffic in the city and supplement the overcrowded railway network of Mumbai and its people. After completion, the Mumbai metro will have 14 metro lines spanning across 350 km. A total of 1.4 lakh crores is the estimated cost of the complete Mumbai metro project. This infrastructure development benefits the local population and provides a massive boost in connectivity and economic growth. The Mumbai metro project is very extensive and comprehensive in that it connects to every corner of the city. Mumbai is most likely to see the completion of the Mumbai metro project shortly. When completed and fully operational, the Mumbai metro will truly change the face of the city. Together Mumbai and Navi-Mumbai metro will make sure last-mile connectivity to commercial and residential hubs in the city with its wide range, AC coaches, High-quality stations, hassle-free booking, and much better traveling experience for people living in the city.

The Mumbai metro project is a comprehensive and widespread project that it connects every nook and corner of the city. Line 1 is operational since 2014, from Ghatkopar to Versova.

Overview of other metro lines in Western Suburbs and the areas they follow:

Metro Line 2A running from Dahisar-Charkop-Andheri West: covers a total of 18.5 km and comprises 17 of the 39 stations that form part of this route. As of now, Line 2A is operational from Dahisar East to Dahanukarwadi covering a total of 9.5 km and 9 stations.

Metro Line 2B running from D.N. Nagar-Bandra-Mandale: covers a total of 23.6 km and comprises the remaining 22 stations that form part of this route.

Metro Line 3 runs from Cuffe Parade-BKC-SEEPZ-Aarey Colony: covering a total of 33.5 km and comprises of 27 stations

Metro Line 6 running from Lokhandwala-JVLR-SEEPZ-Kanjurmarg: covers a total of 14.47 km and comprises of 13 stations.

Metro Line 7 running from Dahisar East to Andheri East: covers a total of 16.4 km and comprises 14 stations.

Over the next few years, real estate in Mumbai will benefit a lot because of these extensive Mumbai metro projects. People are most likely to prefer properties-commercial or residential- that are well connected to major metro lines. Real Estate in Mumbai is likely to grow in demand for both affordable and luxurious housing/commercial projects because of the metro rail.

GOREGAON MULUND LINK ROAD:

Goregaon Mulund Link Road (GMLR) is a 12 km long -road infrastructure development project which is a major thoroughfare in Mumbai that connects Goregaon and Mulund. The Goregaon Mulund link road is one of the major transportation-corridor in the city, providing a link between the western suburbs of Mumbai and the eastern suburbs of Mumbai. It will play a key role in reducing traffic and reducing traveling time. When the GMLR will be operational the travel time from Mulund to Goregaon will be reduced to 20 minutes from 80 minutes. This GMLR will play a vital role in providing relief for people who travel daily to western suburbs for work and other businesses. It is also a major commercial and retail hub, with many shopping centers, restaurants, and other businesses located along the road.

The GMLR flyovers went under construction in March 2022 and are expected to be complete by March 2022. The GMLR tunnel road is estimated to start in February 2023 and is expected to be completed by December 2025. Complete operation of the GMLR is expected in 2026.

COASTAL ROAD:

The Coastal Road project will be built in 2 phases-
The 1st phase- 10 km section from Princess Street Flyover at Marine lines to BKC.
The 2nd phase- The construction of the Versova-Bandra sea link.

The Coastal Road under construction will be an 8-lane, including 2 lanes dedicated to a bus rapid transit system, and a 29.2 km long freeway connecting Marine Lines in the South to Kandivali in the north. The project is expected to be completed by November 2023 with an estimated cost of 12,000 crores. When operational the Coastal Road project is projected to be used by 130,000 vehicles daily and will cut down the traveling time from western suburbs to South Mumbai from 2 hours to just 40 minutes. Recreational facilities such as a sea promenade, cycling tracks, outdoor cinema theatres, playgrounds, and a lot more will be hosted along this coastal road. Landscapes will be developed, and indigenous trees will be planted along the open spaces.

PROPOSED UNDERGROUND TWIN TUNNEL PROJECT BETWEEN BORIVALI AND THANE:

As per the initial plans, this 11.8 km long twin tunnel project will connect Borivali near Magathane Depot to Manpada, Thane. This twin tunnel project will cut down travel time drastically from the current one hour to only fifteen minutes. Each of the two tunnels will have three lanes for vehicular traffic and one lane for pedestrians.

The project will have cross-tunnels every 300 m, smoke detectors, drainage systems, and jet fans to keep the air fresh and clean, which will lead to fuel savings of above a million lakh tonnes and decrease emissions by 36%.

CONCLUSION:

These much-awaited infrastructural developments will permanently change the way citizens of Mumbai commute. Real estate in Mumbai will also get more traction thanks to this consistently reliable and smooth connectivity. In the coming years, the demand for real estate in Mumbai will skyrocket as all these infrastructural developments provide convenience. In the coming decade investing in real estate in Mumbai will be a wise choice whether you are an end user or an investor.
